Question about improving my connection

So I am living in a basement apartment. There is not wired connection so sadly I must always resort to Wifi, I have a pretty strong download speed and connection signal. Anywhere from 40 to sometimes 80 Mb/s with a ping around 20 ms. Most things on the internet run perfectly fine. My issue arises when I play online games. I get very large lag spurts sporadically while I play. Almost as if I'm time skipping. Does anyone have any idea what about the Wifi would be causing this? And maybe a way...
